How to make a Towny server

Updated 28 Sep 2026 · 3 min read

The short answer

Towny lets players found towns, claim land chunk by chunk and join towns into nations. This template runs Towny 0.103.2.0 with LuckPerms and Chunky on Paper 26.2 for up to 30 players. Before anyone can found a town, turn Towny's economy off or add one: it's on by default, and with no economy plugin nobody can pay for a town.

1What's in the Towny template

What the Towny template sets up
ServerPaper 26.2, build 129
Java25
Memory4 GB, 3 GB of it for Java
RulesNormal difficulty, PvP on, up to 30 players
PluginLuckPerms 5.5.71 · MIT
PluginTowny 0.103.2.0 · CC BY-NC-ND 3.0
PluginChunky 1.5.3 · GPL-3.0

2Change this first: Towny's economy

Towny's own config says it: with using_economy on and no economy plugin, "it will not be possible to create towns". Founding a town costs 250, a nation 1,000 and each extra claim 25. Pick one:

  • Free towns, for friends: set using_economy: 'false' in plugins/Towny/settings/config.yml on the Files tab, then restart.
  • Towns that cost money: add an economy plugin and a Vault bridge, then set the prices in the same file.

3Found the first town

  • /town new Riverside founds a town on the chunk you stand in, with you as mayor.
  • /town claim takes the chunk you're in. Each resident brings the town 8 more chunks to claim.
  • /town add Alex invites a player, and /nation new Northlands starts a nation towns can join.

A town block is one chunk, 16 by 16 blocks from bedrock to sky, and only the town's residents can build in it.

4Ranks and the map

Town ranks, like mayor and assistant, come from Towny's own townyperms.yml. LuckPerms is for server-wide ranks, such as moderators: /lp editor opens its web editor.

Playkeeper's live map shows the world, but not town borders yet: no map add-on draws Towny's claims for Minecraft 26.2.

5Open it in one click

Playkeeper runs your server on a VPS you rent. Install it with one command:

curl -fsSL https://playkeeper.io/install | sudo sh
  1. Open the template below

Your dashboard shows Towny, LuckPerms and Chunky before anything installs.

  2. Create and start it, then set the economy

Change using_economy on the Files tab and restart once.

  3. Pre-generate before players spread out

Towns claim land far apart; Pre-generate on the World tab makes it ready.

6The same server by hand, with Docker

# Towny: Paper 26.2 on Java 25, 4 GB in all
docker run -d --name towny -p 25565:25565 \
  --memory 4G --memory-swap 4G \
  -e EULA=TRUE -e TYPE=PAPER -e VERSION=26.2 -e MEMORY=3G -e USE_AIKAR_FLAGS=TRUE \
  -e DIFFICULTY=normal -e PVP=true -e MAX_PLAYERS=30 \
  -e MODRINTH_PROJECTS=luckperms,towny,chunky \
  -v towny-data:/data itzg/minecraft-server:java25

Open TCP 25565 in your provider's firewall.

Questions

Does Towny need an economy plugin?

Not if you turn its economy off. With it on, the default, towns cost money, so you need an economy plugin and a Vault bridge.

How much land can a Towny town claim?

By default, 8 chunks for each resident. More residents, more land.

Do I need LuckPerms for Towny?

No. Towny handles town ranks itself. LuckPerms is for ranks across the whole server.

Does Towny work on Minecraft 26.2?

Yes. Towny 0.103.2.0 started on Paper 26.2 build 129 in our check on 28 Sep 2026, with LuckPerms and Chunky beside it.
